Why Encapsulate the Crawlspace?

What is Crawlspace Encapsulation?

Crawl space is an area that has a limited ceiling height and is located in the basement. Crawlspaces need encapsulation because in many cases there are no floors in the crawlspaces, jut the open soil. As a result, moisture can accumulate in the crawlspace which can lead to – mold, mildew, damage of floors and furniture on the ground floor, as well as air quality problems that can be harmful.

In the process of crawlspace encapsulation a polyethylene barrier is applied to the floors, walls and sometimes ceilings in the crawlspace. After crawlspace sealing is finished, a dehumidifier will be installed to help control moisture levels in the crawlspace. As a result, your property will become a safer, healthier & more valuable place.

What you Get with Crawlspace Sealing?

Benefits of Crawlspace Encapsulation

Protecting your crawlspace from the negative impacts of moisture can have big benefits for your property. Better air quality, increased property value and more. Here is a couple of ways you can benefit from encapsulating your crawlspace.

  • Moisture Control - encapsulation helps prevent moisture from entering the crawlspace, reducing the risk of mold, mildew, and rot. It acts as a vapor barrier, preventing ground moisture from rising into the living areas of the building.

  • Improved Indoor Air Quality - by preventing moisture infiltration, crawlspace encapsulation helps to reduce the growth of mold and the spread of allergens. This can lead to improved indoor air quality, benefiting the health of the occupants, especially those with respiratory conditions or allergies.

  • Energy Efficiency - a properly encapsulated crawlspace can contribute to energy efficiency by reducing air leakage and heat loss. It helps to create a thermal barrier, preventing cold air from infiltrating the crawlspace and reducing the load on HVAC system.

  • Increased Structural Integrity – by controlling moisture levels crawlspace sealing helps prevent wood rot, decay, and damage to the foundation. This can lead to long-term cost savings by avoiding expensive repairs.

  • Pest Prevention -a sealed crawlspace can act as a barrier against pests such as termites, rodents, and insects. By eliminating entry points and reducing moisture, encapsulation discourages these pests from infesting the crawlspace and potentially spreading into the living areas of the building.

  • Extended Lifespan of HVAC Systems - by reducing moisture levels and controlling humidity, crawlspace encapsulation can help extend the lifespan of HVAC systems. It minimizes the risk of corrosion and damage to ductwork and equipment, leading to lower maintenance and replacement costs.

  • Increased Property Value – prospects are often attracted to homes with a well-maintained and encapsulated crawlspace, as it provides a healthier environment & better value.

Sample Crawlspace Encapsulation Process

When it comes to sealing the crawlspace, there is no one-fits-all approach. Every property is different – commercial crawlspace encapsulation may be different from a residential project etc.

Here is an example of what a crawlspace sealing project could look like.

  • Assessment - a professional crawlspace encapsulation contractor will begin by inspecting the crawlspace to evaluate its condition and identify any existing issues such as moisture problems, mold growth, or structural damage. This assessment helps determine the appropriate encapsulation strategy.

  • Moisture Control - before encapsulating the crawlspace, it's important to address any existing moisture issues. This may involve fixing leaks, improving drainage, and addressing any standing water or excessive humidity.

  • Cleaning and Preparation - the crawlspace is thoroughly cleaned to remove debris, dirt, and any existing mold or mildew. This step may include removing insulation, if necessary.

  • Air Sealing - gaps, cracks, and openings in the crawlspace walls and floor are sealed to prevent air leakage and the infiltration of moisture. This helps create an airtight barrier.

  • Vapor Barrier Installation - a vapor barrier, typically made of heavy-duty polyethylene sheeting, is installed on the crawlspace floor and up the walls. The barrier is securely fastened and sealed to prevent moisture from entering the crawlspace from the ground.

  • Insulation - depending on the climate and building requirements, insulation may be installed on the crawlspace walls or ceiling to provide additional thermal protection. This helps to prevent heat loss in winter and heat gain in summer.

  • Dehumidification & Ventilation - in some cases, a dehumidifier or ventilation system may be installed to maintain optimal humidity levels in the encapsulated crawlspace. This helps to further control moisture and prevent the growth of mold or mildew.

  • Encapsulation Access Points - access points such as crawl space doors or hatches are sealed and insulated to maintain the integrity of the encapsulated space while still allowing for future inspections or maintenance needs.

  • Maintenance & Monitoring - regular maintenance and monitoring are essential to ensure the effectiveness of the crawlspace encapsulation. This may involve checking for signs of moisture, inspecting the vapor barrier, and maintaining proper ventilation and dehumidification.

It's important to consult with a professional crawlspace encapsulation contractor to ensure that the process is tailored to your specific crawlspace conditions and requirements.

What Our Clients Say?

Stephanie-g-Google-Reviews.jpg

Stephanie G.

Residential Client

I used Aquamaster for two separate home waterproofing projects and I was extremely satasified with their work and price. Their team are highly skilled, thorough and were able to complete the 10.5 hour job in one day. They were even kind enough to seal my window frame after I noticed a minor leak. I would highly recommend Aquamaster for all your waterproofing and plumbing needs.

The Aquamaster team is absolutely fantastic! They went above and beyond to diagnose and correct the problem that I had with my basement plumbing caused by old pipes and persistent tree roots. I used them once in 2012 and in 2020. I cannot say enough good things about this team - Highly recommend.
