Basement Waterproofing - Interior

Interior Waterproofing in Midland

A homeowner in Midland reached out after noticing persistent dampness along the basement floor/wall joint and a faint musty smell during spring-thaw. Given the property’s location near Georgian Bay and local soil conditions, water-entry via hydrostatic pressure and poor interior drainage was the likely culprit. We recommended a full interior waterproofing solution — delivered by our team with care and precision.

Inspection & Preparation

Firstly, our technicians performed a full basement inspection: the concrete slab near the perimeter was slightly cracked and water was seeping in during heavy wet periods. The sub-floor showed signs of efflorescence, indicating consistent moisture intrusion. With this assessment, we removed baseboards and carefully cut a trench along the inside perimeter of the slab to expose the foundation footing and floor joint.

We then applied a clean-up and surface preparation step: cleaning the walls and floor, removing debris, and ensuring no loose material remained. Existing drainage tile was found to be blocked and ineffective, so the team removed it to install a new interior drainage channel system.

Installation & Finished Work

We installed a new interior drainage system comprised of a sloped perforated pipe laid along the base of the footing, wrapped in a filter blanket and surrounded by clear gravel. The system connects directly to a sump pit situated at the lowest point of the basement. We then installed a high-capacity submersible pump with a float switch and discharge line to ensure any collected water is removed efficiently.

To guard against future seepage through the walls, we applied a strong waterproofing membrane along the lower 12-inch of the concrete wall above the channel. We sealed the floor-wall joint with a polyurethane flexible injection seal that accommodates slight foundation movement. Once complete, the trench was back-filled, concrete floor replaced, and finish flooring removed and replaced.

Result & Benefits

After installation, we ran a water-flow test to simulate heavy water infiltration and confirmed the drainage system activated and removed water without seepage. The homeowner now reports a completely dry basement, no standing water, no damp smell, and a much healthier, more usable space.

By addressing the problem from the inside — rather than relying only on exterior work — the property’s foundation is better protected from water intrusion, the air quality improved, and the homeowner gained long-term confidence in the space. This interior waterproofing solution delivered a dry, clean, and ready-to-use basement for the Midland home.
